|MARKETING||The property will be advertised immediately on approx. twenty five property portals e.g. www.findaproperty.com & Rightmove. We will also contact our list of waiting applicants to advise them of your property.|
|VIEWINGS||We will show prospective tenants around the property when required.|
|TENANT||We will secure a professional tenant to rent the property.|
|REFERENCES||We will obtain the following references for ALL tenants, unless you are notified otherwise:- Credit, Landlord, Employment. We can also obtain a bank reference if required.|
|GUIDANCE||We will advise you on all of the regulations which need to be adhered to e.g. safety regulations, tax implications etc. Remember our advice is FREE, make use of our knowledge.|
|MOVING IN||We will undertake a move in process with the tenants, to include the signing of the Tenancy Agreements, hand over of keys and inventory, and most importantly, payment of the rent & deposit.|
|DEPOSIT||We will collect and retain a contingency deposit from the tenants.|
|RENT COLLECTION & ACCOUNTING||The rent will be collected from the tenant each month and forwarded to you by the fast BACS system. You will receive a detailed monthly statement of account.|
|PROPERTY INSPECTIONS||Routine property inspections will be carried out every 3 months throughout the tenancy.|
|MAINTENANCE||Any problems occurring at the property will be reported to us by the tenants. We will then either instruct our contractors to effect a repair, or obtain quotations as required.|
SCALE OF CHARGES
Full Management Service - This is our 'Premier' service, ideal for Landlord's going
overseas, or Landlord's whom would like their property taken care of and managed by
Our charge for this service is 12% of the rental figure per month.
Rent Collection Service - Ideal for landlords whom would like take care of the maintenance at the property, yet require the peace of mind, that a professional agency is handling the rent collection.
Our charge for this service is 10% of the rental figure per month.
Tenant Introduction Service - Aimed at landlords who wish an agent to secure professional tenants referenced to the highest possible standards, and then oversee the rent collection and management themselves.
Our charge for this service is 3 weeks rent for a 6 month tenancy or 4 weeks rent for a 12 month tenancy. Please note this is a one off payment at the outset of the tenancy.

Additional services available which are not included in the main three options:-
Preparation of Tenancy Agreement - We will prepare the Tenancy Agreement for you, please note our Agreements have been approved by the Letting Centre, and are in accordance with the legislation relating to Unfair Terms in Tenancy Agreements. We will obtain signatures as required.
Our charge for this service is £80.00 plus vat
Inventory Service - Our professionally trained staff will visit the property, and compile a thorough and detailed listing of the current condition and contents of the property. Two copies of this inventory will be typed and handed to the tenant upon move in.
Our charge for this service is from £85.00 plus vat (based on a 1 bedroom unfurnished flat)
Extension of Tenancy - We will prepare the necessary Extension of Tenancy documentation, and obtain signatures, as is legally required.
Our charge for this service is £50.00 plus vat
Check Out Service - We will visit the property on the day of the tenants vacation, and check the original inventory against the current condition of the property, for any alterations or damages. We will provide a detailed list of any dilapidations, and arrange for remedial works if required. We will return the tenants deposit. We will also notify the service companies of the meter readings.
Our charge for this service is £70.50 inclusive of vat.
